Sun Path worked with the Owner and her Architect on this major remodel of vintage water-front summer home that sustained substantial water damage due to plumbing leak. Extensive renovations and structural improvements included replacing old tree stump supports with new foundation, posts and piers. Knob and tube wiring was updated and new electrical panel installed. Owner opted to retain original cast iron tub but upgraded plumbing to include new on-demand water heater and re-circulation system. Cedar T&G paneling, fir flooring and finishes lost to water damage were carefully replicated utilizing locally sourced, recycled and reclaimed lumber with low-voc water-base finishes. Cedar paneling was milled from old log booms salvaged from Lake Union and fir flooring was fabricated from support beams salvaged from turn-of-the century brick warehouses now comprising University of Washington Tacoma campus. While most original windows and doors remain, replacements compliment existing. Original single-pane windows were re-purposed as interior re-lites.

This project was awarded the 2011 Kitsap County "Remodeling Excellence" (REX) Award for "Specialty Environmental", was featured in the Fall 2011 Westsound Home & Garden magazine and was a part of the 2012 Green Home Tour.

Owners hired Sun Path to design and build an expansive 2nd story Deck to replace an existing one that was too small to accommodate family gatherings and a BBQ.  The new Deck is supported by galvanized steel posts wrapped in Cedar and features clear glass railings and a subtly curved cantilevered portion giving a nautical prow-like feel while providing plenty of clearance for furnishings.  A new wide gated Stair was constructed offering easy access to lower yard while affording protection for kids and family pets.  Clear Cedar decking and trims were locally sourced.  Work also included additional exterior deck lighting, repairs to yard drainage pipes and an expansive new concrete Patio.

New Covered BBQ Porch Addition, located off Kitchen & Dining, gives Owners the option of preparing meals and enjoying their property year-round, rain or shine.  New Covered Porch features vaulted ceiling, exposed beams and T&G Pine soffit. Skylight helps keep interior spaces bright during winter months while new roof affords a bit of shade during the Summer.  Existing finishes were carefully replicated so Home does not appear 'remodeled' and new construction ties beautifully into existing.

Family Room Loft  is given added dimension with the addition of a new Andersen double doors accessing an expansive new Water-proof Deck with cable rail and view of  the  Olympic Mountains & Hood Canal. 
New Deck Addition also provides a cozy, covered sitting area immediately off Master Bedroom below.
